Kit Homes are a type of new build where all the parts of the structure are pre-cut at a factory (to the homeowners specifications) and delivered flat-packed, ready to be assembled on site. They can often be a quicker option for building a home as well as more cost-effective than a traditional build with sustainable benefits due to the shorter construction time.
We were intrigued to hear from a client in Moree, New South Wales, looking to build a PAAL Kit Home that embraced family-friendly rural living. Their big focus was a spacious layout, to give the growing family enough storage and reduce the need for cooling in summer and heating in winter.
The family shared their proposed floor plan along with three concerns:

- The living room windows with western sun exposure. The homeowners were concerned about these potentially making the house too hot, although they valued the natural light and airflow they would bring to the property.
- They were unsure about the placement of the wardrobes and door in the bedroom, that the door could potentially be too close to the toilet.
- The main bathroom overlooked the sheep paddock and the family wanted to add a window. They also highlighted that bench space was crucial and they would prefer a single sink and generous shower in this room.
Through our Layout Review Service, Georgina made some tweaks to the floorplan to improve the circulation (as shown in the plans below).

Addressing the specific concerns, she gave the following feedback:
- Suggesting Venetian blinds to filter the sunlight at the living room windows; they are great for protecting the glass and preventing overheating. Georgina also recommended double glazed windows for the best thermal insulation.
- The wardrobe placement in the bedroom got the thumbs up from Georgina – placing them on the shortest wall ensures the room doesn’t look overly long and keeps everything in proportion. She also advised locating the bedroom door close to the ensuite entrance, for easy access.
- Georgina recommended a simple, streamlined bathroom layout to make the space feel bigger. For the window, consider fluted glass to give privacy without compromising on natural light.
